Tongue Project - New Addition
This East Denver two story, built in 1891, had a lot of potential for the new owners. Some long-term vision and a liberal timeframe gave us the opportunity to transform this house into a comfortable home.

Stage One Stage One:

The existing rear addition was dangerous and unusable and needed to be destroyed.

Stage Two Stage Two:

The existing rear addition was removed to make room for a new, larger addition, which will contain the new master bedroom, master bath and a rear entrance to the kitchen.

Stage Three Stage Three:

The foundation for the new addition has been framed and awaits concrete. Remnants of the old cellar were filled in to create a level crawlspace floor and rid the site of extra dirt, fulfilling the Eagle Builders motto, A clean job is a happy job!.

Stage Five Stage Five:

Here is the new addition, ready for paint. Note the rear entry into the kitchen, the French doors opening into the master bedroom and the new electrical service.

Stage One Stage One:

The interior walls were removed in the existing living room, exposing the brick chimney from the original furnace in the center of the space. All exterior walls are two layer brick with stucco exterior and plaster interior.

Stage Two Stage Two:

This is the view from the old addition looking at the existing entry and stairway to second floor. All interior walls are wood framed with plaster and lath throughout.

Stage Three Stage Three:

Extensive structural work had to be done on the existing floors to renew the structural integrity of the house. Here a new beam was installed under the existing floor joist.

Stage Four Stage Four:

A structural support for the second floor bears on a newly poured concrete footing.

Stage Five Stage Five:

A new structural beam had to be installed to carry the load from the new second floor joist system.

Stage Six Stage Six:

A new beam was needed to support the second floor and created a bearing wall, which also divided the space for the first floor room layout.

Stage Seven Stage Seven:

New view of the living room with the built-in entertainment center at left. The doorway to the new laundry area is shown at rear left and the entry into the new addition in the rear wall.

Stage Eight Stage Eight:

A vintage stair railing leads to two bedrooms upstairs. The entry into the guest bathroom is shown at center.

Stage Nine Stage Nine:

The brick exterior of the old house was left exposed, giving the new kitchen wall some old world warmth and feel.
